dwellohomes.net (the "Site") is operated by dwello Home Group, a licensed Illinois real estate brokerage, brokered by eXp Realty, serving the Chicago area and surrounding suburbs. In this policy, "dwello," "we," "us," and "our" refer to dwello Home Group.
This Privacy Policy explains what personal information we collect through the Site, how we use and share it, and the choices and rights you have. By using the Site, you agree to this policy.
This Site is intended for users in the United States.
Information We Collect
Information you give us
When you contact an agent, request a tour, ask for property information, create an account, or use our tools, we collect information such as your name, email address, phone number, the details of your request, and any notes you choose to share. If you create an account, we collect your login credentials (your password is stored only in a securely hashed form). If you answer our brief questionnaire, we collect your responses (for example, your timeline, whether you have a home to sell, and whether you are pre-approved). If you use our home-value tools, we collect the property address and details you enter.
Information we collect automatically
When you use the Site, we automatically collect information about your activity — the pages and listings you view, the searches you run, and similar interactions — along with a device/browser identifier, your IP address, an approximate (city-level) location derived from your IP address, your device and browser type, and the page that referred you. We collect this using cookies and similar technologies (see "Cookies and Tracking Technologies").
Information from third parties
We may receive inquiries referred to us from real-estate portals (such as Zillow and Realtor.com), and we display property listings sourced from the multiple listing service (MLS).
How We Use Your Information
We use your information to:
- Provide and operate the Site and respond to your requests;
- Connect you with a dwello real estate agent and help you buy, sell, or tour homes;
- Personalize your experience — for example, surfacing homes in areas you have been viewing;
- Communicate with you by email, text message, and phone (see "Your Communication Choices");
- Interpret your search requests using AI (see "How We Use Artificial Intelligence");
- Analyze and improve the Site and our services;
- Maintain security, prevent fraud, and comply with legal obligations.
How We Use Artificial Intelligence
We use artificial intelligence to interpret natural-language searches — for example, turning "3-bed under $400k in Homer Glen" into search filters. Only the words you type into the search box are sent to our AI provider for this purpose; we do not send your name, email, or phone number.
Our AI providers act as our service providers and process this input only to perform the service on our behalf; under our agreements, they do not use it to train their own AI models.
We may also use automated tools to help match and route inquiries to the right agent. AI does not make final decisions that produce legal or similarly significant effects about you without a human involved. Where applicable, you may ask us to review, or opt out of, certain automated processing (see "Your Privacy Rights").
How We Share Your Information
We share your information as described below. We do not share it with third parties for their own marketing.
With dwello agents and our team
We share your information with dwello real estate agents and staff (through our customer-relationship system) so they can respond to you and provide services.
With service providers
We share information with vendors that help us operate the Site — for example, our customer-relationship system, email delivery, text messaging, our artificial-intelligence provider(s), hosting, and mapping. These providers may use your information only to provide services to us.
Agent-to-agent referrals
A licensed dwello agent may refer you to another licensed real estate agent or brokerage — for example, if you are buying or selling in an area we do not serve. Any such referral is made between licensed real estate professionals, and any referral fee is paid between the licensed brokerages or agents. It is never paid between you and dwello, and it is never paid to the "dwello" brand or technology — only a licensed real estate entity may pay or receive a real estate referral fee. You are never charged for a referral.
Legal, safety, and business transfers
We may share information to comply with the law, enforce our terms, protect the rights and safety of our users and others, or in connection with a merger, acquisition, or sale of assets.
We do not sell your information
We do not sell your personal information, and we do not share it with third parties for cross-context behavioral advertising.
Cookies and Tracking Technologies
We use first-party cookies and similar technologies, including a device identifier ("dwello_bid") that lets us remember the homes you save on your browser, and a session cookie ("dwello.sid") that keeps you signed in. We use our own first-party analytics, stored in our own systems, to understand how the Site is used. We do not use third-party advertising or analytics pixels.
You can control cookies through your browser settings; blocking some cookies may affect how the Site works. If we ever introduce cross-site advertising technologies, we will recognize the Global Privacy Control (GPC) browser signal as an opt-out and update this policy.
Your Communication Choices
Text messages and calls
If you provide your phone number and consent, dwello and its agents may call and text you — including by automated means — about your inquiry and our services. Consent is not a condition of any purchase. Message and data rates may apply, and message frequency varies. You can opt out of texts at any time by replying STOP (reply HELP for help), or by any other reasonable method. We do not share your mobile opt-in information with third parties for their marketing.
Our marketing emails include an unsubscribe link and our mailing address, and we honor opt-out requests promptly. We may still send you transactional messages, such as account, security, or service notices.
Your Privacy Rights
Depending on where you live, you may have the right to access, delete, correct, and obtain a copy of your personal information, and to opt out of the "sale" or "sharing" of personal information, targeted advertising, and certain profiling. We honor these core rights for all U.S. residents, regardless of your state.
As noted above, we do not sell or share your personal information for cross-context behavioral advertising.
California residents: based on our size and practices, we do not believe we are a "business" subject to the California Consumer Privacy Act, but we honor the rights described here and disclose our collection, use, and sharing of personal information in this policy.
To exercise a right, contact us using the details in "Contact Us." We will take reasonable steps to verify your request and respond within 45 days (we may extend this where the law allows). We will not discriminate against you for exercising your rights, and you may appeal a decision by contacting us.
Account Deletion
You can delete your account at any time from My dwello → Account. Deleting your account erases your login, your saved homes, your saved searches, and your on-site activity history, and signs you out on every device.
We may retain certain records after you delete your account where the law permits or requires it — for example, records related to a real-estate transaction, records we need to meet legal or tax obligations or to establish or defend legal claims, and a suppression record of your contact information so that we can honor your opt-out and avoid contacting you again.
Data Retention
We keep personal information only as long as necessary for the purposes described in this policy or as required by law. On-site activity logs are kept for a limited period (currently about 180 days). Account information is kept while your account is active and is then deleted or retained as described in "Account Deletion."
Data Security
We use reasonable administrative and technical safeguards to protect your information, including encryption in transit, securely hashed passwords, and protected sessions. No method of transmission or storage is completely secure. If a security incident affects your personal information, we will notify you as required by the Illinois Personal Information Protection Act and other applicable laws.
Children's Privacy
The Site is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If we learn that we have collected such information, we will delete it. If you believe a child has provided us information, please contact us.
Financial Information
dwello Home Group is a real estate sales brokerage and is not a "financial institution" under the federal Gramm-Leach-Bliley Act. If we refer you to a lender or other provider, that third party has its own privacy practices, which govern its handling of your information.
Biometric Information
We do not collect, capture, or store biometric identifiers or biometric information as defined by the Illinois Biometric Information Privacy Act (BIPA).
Third-Party Links and Services
The Site may contain links to third-party websites and services that we do not control. This policy does not apply to those sites, and we are not responsible for their privacy practices. Please review their policies.
Changes to This Policy
We may update this policy from time to time. When we do, we will revise the "Last updated" date above, and, where required, provide additional notice. Your continued use of the Site after an update means you accept the revised policy.
