Geneva is the county seat of Kane County, sitting on the Fox River between St. Charles and Batavia as one of the Fox Valley Tri-Cities. It's known for its walkable Third Street historic downtown, its setting along the river, and a housing stock that runs from older character homes near the center to newer subdivisions on the edges. The downtown, the river, and the town's events give Geneva a strong, established sense of place.
For buyers, Geneva has something a lot of the far-west towns don't: its own Metra station. The Union Pacific West line stops right in town, which makes a downtown-Chicago commute genuinely workable and puts Geneva a step ahead of neighboring St. Charles and Batavia on that front. Between the commuter rail, the walkable downtown, and the river setting, Geneva tends to run toward the higher end of the Fox Valley, so anchor on comps for the specific neighborhood.
