1. Who We Are

dwello Home Group is a team of licensed real estate professionals operating under eXp Realty. Our office is located at 15736 S Bell Rd, Homer Glen, IL 60491. All real estate services are provided through eXp Realty.

2. IDX Listings and Consumer Use

Property listing data displayed on this Site is obtained through an Internet Data Exchange ("IDX") feed licensed from MLS GRID, in turn sourced from Midwest Real Estate Data LLC ("MRED"). By accessing this Site, you acknowledge and agree that:

• IDX information is provided exclusively for your personal, non-commercial use.
• IDX information may not be used for any purpose other than to identify prospective properties you may be interested in purchasing.
• The data is deemed reliable but is not guaranteed by MLS GRID or by dwello Home Group.
• Based on information submitted to the MLS GRID, all data is obtained from various sources and may not have been verified by broker or MLS GRID. All information should be independently reviewed and verified for accuracy. Properties may or may not be listed by the office or agent presenting the information.
• Your use of the MLS GRID Data may be subject to an end-user license agreement prescribed by the applicable MLS, as amended from time to time.

3. No Scraping or Unauthorized Use

You may not use any automated system, software, or agent to extract, index, or replicate content from this Site, including but not limited to the use of bots, spiders, scrapers, or similar tools. Any use or search of data on this website, other than by a consumer looking to purchase real estate, is prohibited.

4. No Warranty; Accuracy of Information

The Site and its content are provided "as is" and "as available" without warranty of any kind, express or implied. Listings are deemed reliable but are not warranted or guaranteed. Measurements, boundaries, schools, tax history, and similar data should be independently verified before making any decision. Any AI-generated content (including responses from "Ask Dwello") is informational only and is not a substitute for professional advice.

5. Accounts

Some features of the Site require you to create an account. You agree to provide accurate information, keep your password confidential, and notify us of any unauthorized use. You are responsible for all activity under your account.

6. Property Inquiries and Agent Connection

When you submit a contact form, showing request, home valuation request, preapproval request, or similar inquiry, your information will be shared with a licensed agent on our team or with a third-party partner (such as our preferred lender or attorney, where applicable) to respond. You are under no obligation to use any referred service provider, and we do not receive compensation for referrals to our preferred lender or attorney.

7. Fair Housing

dwello Home Group complies with all applicable federal, state, and local fair housing laws, including the Federal Fair Housing Act, which prohibits discrimination on the basis of race, color, religion, sex, handicap, familial status, or national origin. We do not permit our team, our AI features, or our website to be used for discriminatory purposes.

• Interfere with the Site or the servers or networks connected to the Site

All content on the Site, other than third-party MLS content, is owned by dwello Home Group or our licensors and is protected by copyright, trademark, and other intellectual property laws. MLS listing data remains the property of the respective MLS and its participants.

11. Limitation of Liability

To the maximum extent permitted by law, dwello Home Group, eXp Realty, MLS GRID, and the participating MLSs shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Site.

12. Indemnification

You agree to indemnify and hold harmless dwello Home Group, eXp Realty, their affiliates, and their respective directors, officers, employees, and agents from any claim, damages, or expenses arising from your breach of these Terms.

13. Governing Law

These Terms are governed by the laws of the State of Illinois, without regard to its conflict of laws principles. Any dispute arising from these Terms or your use of the Site shall be brought in the state or federal courts located in Will County, Illinois.

14. Changes

We may update these Terms from time to time. When we do, we will revise the "Last updated" date at the top of this page. Your continued use of the Site after changes are posted constitutes your acceptance of the revised Terms.
