dwello Home Group ("we," "us," or "our"), a real estate team brokered by eXp Realty and operating the website dwellohomes.net (the "Site"), respects your privacy and is committed to handling your personal information responsibly. This Privacy Policy explains what information we collect, how we use it, and the choices you have.
1. Information We Collect
We collect the following categories of information:
- Information you provide directly: first name, last name, email address, phone number, password (for account creation), search preferences, favorited listings, home valuation or contact request details, and any messages you send through our contact or inquiry forms.
- Information collected automatically: IP address, browser type, device identifiers, pages visited, listings viewed, time spent on pages, referral source, and cookie identifiers. This includes anonymous browser identifiers used to track favorites and search behavior before you create an account.
- AI interaction data: when you use our "Ask Dwello" AI chat feature or natural-language search, we log the prompt you submit, the AI response, the listing context (if applicable), and timing/usage metrics. These logs are retained for compliance auditing, Fair Housing monitoring, and product improvement.
- Integrations: if you sign in with Google, we receive your name, email address, and a unique user identifier from Google. We do not access your Google contacts, calendar, or email.
2. How We Use Your Information
We use your information to:
- Provide the Site and its features, including property search, saved searches, favorites, home valuations, and the AI assistant
- Connect you with a licensed agent on our team when you submit a contact, showing, or home valuation request
- Send you property alerts, drip-campaign emails, and service-related messages you've requested
- Operate, monitor, maintain, and improve the Site, including preventing fraud and abuse
- Comply with our legal obligations, including MLS compliance and real estate regulations
3. How We Share Your Information
We share your information only as follows:
- With our licensed agents: when you submit a contact, showing, valuation, or preapproval request, the relevant information is shared with the assigned agent on our team so they can follow up.
- With trusted service providers: including hosting (Railway), database (PostgreSQL), email delivery (Google/Gmail), CDN (Cloudflare), and AI providers (Anthropic Claude). These providers are contractually bound to use your information only to provide services to us.
- With MLS GRID and participating MLSs: as required to operate our IDX feed. We do not share consumer information with other MLS participants.
- With partners you opt into: if you submit a preapproval request, we forward the information to our preferred lender (Marty Lorenzen at New American Funding). If you submit an attorney consultation request, we forward the information to Castle Law. You are free to decline these introductions at any time. We do not receive compensation for these referrals.
- For legal reasons: when required by law, subpoena, or to protect rights, property, or safety.
We do not sell your personal information.
4. Cookies and Tracking
We use cookies and similar technologies to recognize returning visitors, maintain signed-in sessions, and remember your preferences (such as light/dark theme and saved searches). Most browsers allow you to block or delete cookies; doing so may affect site functionality.
5. Your Choices
You have the right to:
- Access and update your account information from your Account page
- Delete your account and associated data by contacting privacy@dwellohomes.net
- Unsubscribe from marketing emails via the unsubscribe link in any email
- Opt out of AI interaction logging by not using the Ask Dwello feature
6. Children's Privacy
The Site is not intended for children under the age of 13, and we do not knowingly collect personal information from children. If you believe we have collected information from a child under 13, please contact us.
7. Data Security
We use commercially reasonable administrative, technical, and physical safeguards to protect your personal information. No system is 100% secure, and we cannot guarantee absolute security.
8. Data Retention
We retain personal information for as long as your account is active or as needed to provide services. AI interaction logs are retained for a minimum of three years for compliance purposes, as required by MLS GRID and Fair Housing regulations.
9. California Residents
California residents have certain rights under the California Consumer Privacy Act ("CCPA"), including the right to know what personal information we collect, the right to delete, and the right to opt out of the sale of personal information (we do not sell personal information). 10. Changes to this Policy
We may update this Privacy Policy from time to time. When we do, we will revise the "Last updated" date at the top of this page. Material changes will be communicated more prominently.
